Show me the Money! – The Deals Meetup with Andre Johnson

I am still busy finding resources and the right circles to make my real estate dreams a reality. The Deals Meetup hosted by Andre Johnson is another great opportunity to find money and partnerships for your real estate deals. Unlike the REIA meeting, there is not a period set aside for teaching real estate topics.  The meeting is strictly focused on deals. You may know a couple who is getting divorced or an deceased person who just left their estate to their kids who are not interested in keeping any property. Maybe you drove past a vacant home and decided to get in touch with the absentee owner. No matter how you discover unwanted real estate, this would be an awesome opportunity for you to get the property under contract and present it at the Deals Meetup.

Now, if you’re a beginner, you need to figure out what the property is worth and what are the possible renovation costs. This was the most important education for me. I got to observe how investors calculate renovation costs and potential profit. Then the audience votes on whether they have confidence in the presenters numbers and think it is a “good deal.”

Then you can decide how to profit from the property. Maybe you’ll “wholesale” the property by selling the contract to another investor for $5K- $20K and the investor will decide what they want to do with the property.  You could decide that you would like to renovate and flip the property yourself and are looking for a private lender to provide funds for the project.  Maybe you’ll do a 50/50 split with a partner who has more resources and knowledge than you in order to get the property successfully renovated and sold.  The property may be a rental opportunity for another investor. The possibilities are endless.

If you don’t have a deal to present, this meeting is where you may find your first deal or partner for your real estate business.  The deals meetup has grown over the years and has become more interactive and social media savvy.
